A bridge loan is a short term financing option designed to provide immediate cash flow until a person or business secures permanent financing. Homeowners frequently use bridge loans to purchase a new house before selling their current home. These loans carry higher interest rates and fees because they are temporary solutions usually lasting from six months to one year. Once the original property sells or long term financing secures, the borrower pays off the bridge loan in full.
